Land Price per Unit Converter
Indian listings quote land prices in whichever unit suits the seller — per cent, per square foot, per guntha, per bigha, per acre. This page puts any two quotes on the same basis, gives the rate in every unit, and works out the total for a plot and which of two listings is actually dearer.
Price per unit of land
350,000 per cent against 900 per square foot, on a 5 cent plot
Rates, and how to compare them
- per cent
- divide by 435.6 to get a rate per square foot
- per guntha
- divide by 1,089
- per ground
- divide by 2,400
- per acre
- divide by 43,560
- per bigha
- divide by 6,806.25 to 27,225 — which is why the state matters
Worked example
350,000 per cent against 900 per square foot, on a 5 cent plot
One cent is 435.6 sq ft, so 350,000 ÷ 435.6 = 803.49 per sq ft
Listing B is already per square foot: 900
900 ÷ 803.49 = 1.1201, so B is 12.01% dearer for the same land
The plot is 5 × 435.6 = 2,178 sq ft
At A's rate the plot costs 803.49 × 2,178 = 1,750,000, and at B's rate 1,960,200 — a difference of 210,200 on a small plot

Comparing two listings quoted in different units
An Indian property listing quotes whatever unit flatters it. The same agricultural plot will be advertised at so much per cent in Kerala, per guntha in Maharashtra, per bigha in Rajasthan, per ground in Chennai and per acre when the seller wants the headline number to look small. None of those rates can be compared with any other until they are on one basis, and the basis everyone can check is the square foot.
The arithmetic is trivial and the unit is not. A rate per cent is 435.6 times a rate per square foot. A rate per acre is 43,560 times. A rate per guntha is 1,089 times. Get the factor wrong by one unit and you are out by two orders of magnitude, which is why the commonest error in a property negotiation is not arithmetic at all — it is comparing a number per cent with a number per square foot and concluding the wrong thing.
The bigha makes it worse. A rate per bigha cannot be converted at all without knowing which bigha, because the unit runs from 6,806.25 sq ft to 27,225 sq ft depending on the district. A quote of 20 lakh per bigha is 73 per square foot in eastern Uttar Pradesh and 294 in the Uttarakhand hills — the same quote, four times the rate. That is why this page carries the state selector, and why it says so in the result when you use one of those units. For the definitions themselves, see the bigha converter; for areas rather than rates, the Indian land area converter.
No currency, on purpose. This page has no exchange rates and does not want any. A rate conversion multiplies and divides by areas only, so whatever currency you type comes out the other end unchanged. Type rupees and you get rupees; type lakhs and you get lakhs, as long as you are consistent across both listings.
What the total is for. The plot size at the bottom turns a rate into money, and the comparison then shows what the difference between two rates is worth on the actual piece of land rather than as a percentage. On a five-cent plot a twelve per cent difference in rate is a couple of lakh; on five acres it is not. This page does the arithmetic. Where the answer carries a consequence — a dose, a structural load, a legal area, a medical measure — confirm it against the authority that governs it before relying on it.
Frequently asked questions
How do I convert a price per cent to a price per square foot?
Divide by 435.6, because one cent is 435.6 sq ft. A quote of 350,000 per cent is 803.49 per square foot.
How do I convert a price per square foot to a price per acre?
Multiply by 43,560. A rate of 1,000 per square foot is 43,560,000 per acre.
Which listing is cheaper if one is per cent and one is per square foot?
Put both on a per square foot basis and compare. The page does it and states the percentage difference, because eyeballing it goes wrong — the numbers differ by a factor of 435.6 before any price comparison starts.
Does this page use live exchange rates?
No, and it does not need them. Converting a rate from one area unit to another multiplies and divides by areas only, so the currency cancels. The answer is in whatever currency you typed.
Can I compare a price per bigha with a price per square foot?
Only once you know which bigha. The unit runs from 6,806.25 to 27,225 sq ft by district, so the same quote per bigha can be four different rates per square foot. Choose the revenue system above and the page will tell you which one it used.

The Act itself could not be retrieved; the six values are mutually consistent and consistent with the 8-kanal acre.
